Tom Glatzel leads development for Audeo Partners’ in-house projects and provides executive development and deal structuring consulting to third party clients.


Tom has over 18 years of real estate development and finance experience.  He has deep expertise in development and deal structuring, including ground-up development, public/private partnerships, infrastructure financing and large land acquisition and rezoning.

tom's experience includes:


  • DEVELOPMENT. Served as co-developer for over 6.5 million square feet of pipeline through deal origination, acquisitions, development, and asset management including installing $150M in infrastructure on a 420-acre campus.


  • FINANCING. Secured over $450M in project financing. Equity sources include national and regional private equity firms, college endowments, sovereign wealth funds, insurance companies, and qualified investors.  Debt sources include investment banks, national and regional banks, state financing vehicles, insurance companies, and agency financing.


  • HOUSING. Recently delivered a $100M, 333-unit multifamily apartment building in Loudoun County operating significantly above proforma rents and absorption.


  • CONVERSION. Completed the conversion of a hotel property into 112 luxury apartments boasting a 79% average resident retention rate and 6% rent growth on new leases.


  • REDEVELOPMENT. Managed the development of a 141-unit wood frame urban building with below grade parking from acquisition to disposition.  The project achieved a 41.40% IRR and 5.07x equity multiple to the general partner entity.



Prior to joining Audeo Partners, Tom served as Vice President & Partner at TRITEC, and has worked with Requity Real Estate Group for the past ten years providing development, entitlement, complex financial analysis and acquisition/disposition and strategic advisory services to major developers, property owners, institutional, and private equity clients. Tom received his Bachelors of Business Administration and Finance from the University of Notre Dame and his Masters in Real Estate Finance from Georgetown University. He recently completed the Crosslead Multi-Team Leadership Certificate program designed specifically on equipping leaders with the skills they need to lead in a complex and distributed environment.



After spending ten seasons as an assistant lacrosse coach at Georgetown Preparatory School, Tom now serves as a mentor to students from the Fitzgerald Institute for Real Estate at the University of Notre Dame and is on the Board of Directors for Winners Lacrosse, a 501(c)3 nonprofit organization that was started in October 2000 to provide Washington, D.C. boys and girls from underserved neighborhoods the opportunity to learn the game of lacrosse and the life skills associated with playing a team sport.
